Great investment

Just a quick note on some of the deals out there. I am working with a buyer who is looking for a home for his family. We are under contract and about to close on a property that he will purchase for $124,000 and the market analysis i did put the house at $155,000. The house needs paint and carpet, which once done the value will be even higher.

For those that don't want to look at foreclosures because the banks dont respond, you are missing out. I had a response on this offer 4 hours after submitting it and they accepted our offer. No back and forth, an accepted offer right away. The banks have the people in place to review these properties and respond. And while we can't expect that response every time, a deal like this is definitely worth putting some time into.

This just gives an example of a great investment property this could be to have as a rental or to do as a flip. The properties are out there and I am definitely seeing them. So no more waiting, if you ever considered investing in Real Estate it is a great time to do it.

Colorado in the top 10

Interesting report below. Colorado ranked 4th, which is great. I am guessing Colorado would be a lot higher if they added other criteria to this survey.

Where Do Most People Want to Live?
If you could live in any state, except the one you live in now, what state would you choose to live in?

The Harris Poll has asked this question every year since 1997. While California tops the list of most popular states to live in among Echo Boomers (now ages 18 to 33) and Gen Xers (ages 34 to 45), Hawaii is the top pick for Baby Boomers (ages 46 to 64) and Matures (ages 65 and over). Among Echo Boomers, Hawaii drops out of the top five.

Here are the top-10 states across the age groups:
